Carl F. Mattone is a born developer. Not only is he a developer of real estate, but he is a developer of talent, people, and most of all, communities. With the guidance and mentorship of his father, Joseph Mattone, Sr., Carl developed his own skills and talents and helped drive The Mattone Group to unimagined success. Investing in his own potential and with the understanding that growth is a process, Carl learned every aspect of the business — maintenance, construction supervision, zoning and leasing, and primarily property development, finance, and management. Eventually, as Chief Operating Officer and, finally, President, Carl’s creative problem-solving approach techniques helped establish a thriving development business with a creative problem-solving process and record low vacancy rates. With an unbending ethic and the fortitude to do what’s right even at his own personal expense, Carl has earned an industry-wide reputation known for integrity and fairness.
With his feet firmly on the ground, Carl’s vision is cast to the future — the future of the people that work alongside him, the communities he helps develop, and philanthropic organizations he champions. With decades of experience, an instinct for discovering untapped potential, and the skill to bring that potential to reality, Carl Mattone now steps out in partnership with his son Carl Jr., his daughter Irene, and a curated team to form CFM Development. Over nearly 10 years of experience, Carl advanced his vast range of skills to expertly navigate the arts of construction and real estate, leaving his footprint on the industry. After masterfully coordinating trades and construction schedules to optimize potential, he grew to broker commercial leases for a wide array of large spaces, with major national tenants. Carl has an uncanny attention to detail, an eye for potential, and a genuine ambition to help communities grow.

With management skills and vast knowledge of finance and real estate, Joseph helps CFM Development build great futures for individuals and communities.

Irene began her career in real estate interning with her father, Carl Mattone Sr., at The Mattone Group. Following her time at The Mattone Group, Irene joined Homes By Mara Realty, a residential brokerage firm, where she served as personal assistant to the owner and lead broker. In 2018, Irene joined Carl Sr. and her brother, Carl Jr., at CFM Development as Vice President of Marketing and Operations, where she currently oversees the implementation of marketing campaigns to meet business objectives and drive leads. Irene works to build, develop, and leverage relationships with key industry players and media to increase awareness of the CFM Development brand and mission in the market. Irene attended St. John’s University in Jamaica, Queens, where she studied Psychology, Government, and Politics.
